Permit Expediting 
 

LPS is an expert in obtaining development and construction permits from local governments. We work closely with the applicant, and all involved to ensure the application is complete upon submittal. We strive to obtain the permit in a tmely manner by tracking and addressing issues immediately which in turn keep projects on schedule and within budget.

Our tasks include:           

  • Advise: Provide advice on local building codes and zoning requirements

  • Submit applications: File and manage permit applications

  • Negotiate: Negotiate with city officials on behalf of the project

  • Liaison: Connect with local building department officials       

Residential Development
 

Since 1999, LPS has obtained approvals for all types of residential projects large or small within the City of Santa Fe and Santa Fe County.  We specialize in neighborhood interface and local government relationships. We are involved in every phase of  the land development project from start to finish. We meet with local building departments, planning commissions and other government officials to obtain the necessary entitlements and permits for the project.  Recognizing this as a critical step in ensuring the success of the project, as delays in obtaining the necessary permits can often result in significant cost overruns.

Commercial

In commercial real estate development, entitlements are required by local and state governments  to construct improvements to land for commercial use. Our approach is to develop positive working relationships with government staff and policy makers, ensuring your project is on the right track with least resistance. LPS has the expertise and knowledge to provide you with excellent consulting services. We obtain entitlements for commercial developments through the rezoning, and development plan processes.

Non-profits
 

LPS has assisted many non-profit entities obtain entitlements within the state of New Mexico. By way of rezonings, development plans, lot consolidations, lot line adjustments, lot splits, special use and construction permits.

In conjunction with attorneys, architects, engineers, hydrologists, surveyors and the property owners. Liaison Planning coordinates all efforts to ensure they meet all local development rules and regulations. Enabling the non-profit to assist people in New Mexico and nearby regions.
